48 Lapworth Road CV2 1EZ We have attended the property to investigate the issues of mould and damp. Following a full inspection, there are no visible structural defects or concerns with ventilation within the property. The issues identified appear to stem from a previous significant leak, which has resulted in elevated moisture levels throughout. As a result, a number of areas have been affected by damp, with sections now presenting visible mould growth. The property requires remedial works to restore it to an acceptable standard, with multiple surfaces showing signs of staining, deterioration and surface damage caused by prolonged moisture exposure. The recommended proposed works are as follows: Clean and treat all affected areas using an appropriate anti-mould and anti-fungal wash to eliminate existing mould growth. Apply stain block treatment to all affected surfaces to prevent any residual staining from bleeding back through following decoration. Carry out all necessary preparation works, including scraping back affected areas, filling damaged surfaces, and making good where required. Prepare and repaint all affected areas to match the existing finishes and restore the property to its original condition. Additionally, there is an issue with the landing lighting. Initial attendance will include replacing the bulbs to determine if this resolves the fault. Should the issue persist, a further quotation will be provided for a qualified electrician to attend and carry out the necessary investigation and repairs. All works are recommended to ensure the property is fully restored following the previous leak and to prevent any further deterioration.
