117 Umberslade Road Selly Oak Birmingham B29 7SB Mould & Damp Report Following our inspection of the property and the areas affected by damp and mould, we believe the issues are being caused by a combination of defects to the roof covering together with what appears to be a failure of the existing damp proof course. Internally, signs of damp are consistent with moisture ingress rather than simple condensation alone. Externally, the property also shows areas where further investigation is required to establish the exact point of water penetration. Due to the height and access restrictions of the roof, it is not possible to carry out a full inspection safely from ground level. Our Recommendations Carry out a full drone roof survey to inspect all roof coverings, flashings, valleys, chimney details, gutters and other high-level components to identify any defects allowing water ingress. Provide a detailed roof report following the drone inspection, together with recommendations and a quotation for any remedial roofing works required. Carry out damp proof course remedial works where required to address rising damp. Please note that undertaking damp proof course works within the kitchen will require the removal of the kitchen units from the left-hand side through to the opposite side to gain the necessary access to the affected walls. Whilst every effort will be made to remove and reinstall the kitchen carefully, we cannot guarantee that the existing kitchen will go back together perfectly due to its age, previous installation methods, and the risk of damage during removal. Any damaged or unserviceable components identified during reinstatement may require replacement at additional cost. We recommend that the roofing investigation is completed first, as any defects found should be rectified before carrying out internal remedial works to prevent the damp and mould from reoccurring.
