23 Herondale Road Birmingham B26 1NE Mould & Damp Report Following our inspection of the property and the areas affected by mould and damp, we found that the issues are being caused by a combination of inadequate ventilation and water ingress through defective external elements. In accordance with Approved Document Part F of the Building Regulations, bathrooms should be provided with adequate mechanical extraction to remove excess moisture. At the time of our inspection, there was no suitable mechanical extractor fan installed within the bathroom. This is allowing humidity and condensation to build up, creating an environment where mould growth can occur. We also identified evidence of water ingress affecting the bedroom around the bay window area. In our opinion, this is being caused by failure of the existing bay roof, which is allowing rainwater to penetrate the structure. The bay roof will require replacement to permanently resolve this issue. Further evidence of water ingress was identified around the conservatory connection to the main property. We believe this is due to defective or failed lead flashing, allowing water to track into the building. The existing lead flashing should be removed and replaced to provide a watertight seal. Recommendations Supply and install a suitable mechanical extractor fan within the bathroom to comply with Part F of the Building Regulations and reduce humidity and condensation. Replace the existing bay roof to eliminate the source of water ingress affecting the bedroom. Remove and replace the defective lead flashing where the conservatory joins the main property to prevent further water penetration. Once all sources of water ingress have been rectified and the affected areas have fully dried out, remove the damaged wallpaper where required and carry out all necessary redecoration to restore the affected rooms. It is important that all external defects are repaired before any internal remedial works are undertaken. Carrying out decoration prior to resolving the causes of the damp and water ingress is likely to result in the mould and staining returning.
