Apartment 35 Baker Court 188B Lichfield Road Sutton Coldfield B74 2TX Mould & Damp Survey Report Property Inspection Summary We attended the property today to investigate the concerns of mould and damp that had been raised by the tenants. Following our inspection, we found evidence of condensation-related mould growth to a number of external walls, corners and decorative finishes throughout the property. The moisture readings obtained were consistent with condensation rather than penetrating or rising damp, with readings of approximately 45% surface moisture being recorded to the affected areas. Within a block of apartments there are generally three common causes of damp and mould: Penetrating water ingress from the roof or external building fabric. Condensation caused by inadequate ventilation within kitchens and bathrooms. Rising damp from ground level. Due to the property's location within a block of apartments, we do not believe the mould is being caused by roof penetration or rising damp. Based on our inspection, we are confident the principal cause is insufficient ventilation, allowing excessive moisture to build up within the property. Findings Localised mould growth was identified to external walls, window reveals and low-level corners. Moisture staining and condensation marks were evident to several decorative surfaces. Surface moisture readings of approximately 45% were recorded in the affected areas. The kitchen currently has a cooker hood installed; however, this is designed primarily for cooking fumes and grease extraction and is unlikely to provide adequate continuous ventilation for controlling humidity. It may also not be used consistently by the occupants. There is no mechanical extractor fan fitted within the bathroom. Everyday activities such as cooking, showering, washing and drying clothes are producing moisture that is unable to escape the property efficiently, resulting in condensation forming on colder surfaces and encouraging mould growth. Recommendations To permanently address the underlying cause of the mould, we recommend the following works: Supply and install a humidistat-controlled extractor fan within the kitchen. Supply and install a humidistat-controlled extractor fan within the bathroom. The humidistat fans will automatically operate when humidity levels rise, providing continuous moisture control and significantly reducing condensation within the property. Once the ventilation improvements have been completed, carry out a full mould remediation programme throughout all affected areas. Clean, treat and sanitise all mould-affected surfaces using specialist mould treatment products. Repair any minor decorative damage where necessary. Prepare and redecorate all affected walls and ceilings. Reduce mould contamination back to safe levels and restore the property to a clean, healthy and rentable condition. Conclusion In our professional opinion, the mould within this property is the result of condensation caused by inadequate mechanical ventilation. Without effective extraction from the kitchen and bathroom, moisture generated through normal day-to-day living becomes trapped within the property and condenses onto colder external walls, leading to mould growth. By installing humidistat-controlled extractor fans within both the kitchen and bathroom, followed by a full mould remediation programme, the property can be returned to a safe and healthy condition while significantly reducing the likelihood of mould returning in the future.
