Mould & Ventilation Inspection Report Inspection Date: 20 October 2026 Inspection Type: Mould & Ventilation Assessment Overview We attended the apartment today to investigate the reported mould and assess the likely cause. Upon inspection, we found that the mould issue is relatively minor and predominantly confined to the bathroom. Small amounts of mould are visible within areas of the silicone and grout, along with minor isolated mould spotting to some bathroom surfaces. There is no evidence from our inspection to suggest a significant widespread mould problem throughout the apartment. Ventilation Inspection As part of our assessment, we inspected the ventilation arrangement within the apartment. The property is served by a multi-room ventilation system, with extraction points serving both the bathroom and kitchen. Due to the mould being predominantly located within the bathroom, particularly around the silicone and grout, we believe that elevated humidity and insufficient extraction of moisture from the bathroom are the most likely contributing factors. Bathrooms naturally produce significant amounts of moisture through showering and bathing. If this moisture is not extracted effectively, humidity levels remain elevated for longer periods. Moisture can then condense onto colder surfaces, particularly around tiled areas, grout, silicone, corners and other areas with reduced airflow. Over time, these consistently damp conditions provide an environment in which mould can develop. Recommended Ventilation Works We recommend sending a qualified electrician to service and assess the existing multi-room ventilation system. The electrician should inspect the system, check that the bathroom and kitchen extraction points are operating correctly, assess the airflow/extraction performance and service the unit as required. The aim of these works will be to ensure that the ventilation system is extracting moisture effectively and therefore reducing humidity levels within the bathroom. Restoring the ventilation system to effective operation should address the likely underlying cause of the minor mould growth by allowing moisture generated within the bathroom to be removed more efficiently. Mould Remediation Works Once the ventilation system has been serviced and confirmed to be operating correctly, we recommend carrying out mould-remediation works within the bathroom. All visible mould-affected areas should be thoroughly cleaned and chemically treated with an appropriate mould treatment. Affected silicone should be cleaned and treated where possible and, where contamination cannot be satisfactorily removed, the affected silicone should be removed and renewed. Affected grout should also be thoroughly cleaned and treated. Any mould-affected painted surfaces within the bathroom should be chemically treated, properly prepared and repainted as required, leaving the bathroom in a clean and satisfactory decorative condition. Conclusion The mould identified during our inspection is minor and localised predominantly to the bathroom, with small amounts affecting silicone, grout and isolated surrounding surfaces. Based on the location and nature of the mould, we believe elevated bathroom humidity combined with insufficient effective extraction from the existing multi-room ventilation system is the most likely contributing factor. We therefore recommend that the next necessary step is to send a qualified electrician to service and assess the multi-room ventilation system, ensuring that the bathroom and kitchen extraction points are operating effectively. Once the ventilation issue has been addressed, the affected bathroom areas should then be cleaned, chemically treated and repainted where required, with contaminated silicone and grout treated or renewed as necessary. This will address both the likely underlying humidity issue and the existing minor mould contamination.
